I teach Residential Construction. In 07, I built this house with no plans to ever sell it. The home has many upgrades within its construction above standard. It was constructed of 2x6 walls all 16OC with wet blown cellulose insulation equaling R-20 walls rather than the lessor R-13 batts in 2x4 walls. The attic has approx. 36 inches of loose blown insulation for added efficiency. The floor joist are all open web engineered joists placed on 16OC then layered with glued and screwed Advantech flooring to ensure no movement or future squeaks, no TGI's were used. The decks and balcony were constructed of 6x6 posts, and 2x12 joists on 16OC, leading down to a 540SqFt partially covers patio, of the walk out basement. The master bedroom has double swing all glass door leading to its own 6'x16' balcony overlooking the lake. The house has an above ground 27'x 54" pool, with center drain. It has a 250 gallon LP tank. When I framed it, I designed it to accommodate multiple appliances. I dual LP plumbed/wired the areas to be accessible to utilize either gas or electric ranges, dryer, HW Heaters, and garage heat, it was further plumbed to accommodate 3 interior LP fireplaces, and an outdoor gas grill with no need for use of 20lb LP tank for the grill. All windows are Anderson 400 series D/H windows, with auto tinting for greater efficiency. A reinforced fiberglass insulated front door was installed, and Anderson 600 series dual swing double doors to the deck and balcony was used. The house has 400A through the COOP, supplying 2x 225, Sq-D QO panels. The entire house was wired with 12ga wiring, with GFCI protection at all outlets throughout the house for outlets and lights. It is wired for 8 hardwired external Security cameras and has also been hardwired throughout for a security system, to include every door/window, with Smoke/CO2 sensors throughout to include partial crawl and attic area, with high mounted external strobe/siren alarm. All of the security devices were wired into the 8'x14' safe room. Additional feeds were wired leading to the living room and to the master bedroom for remote monitors for 360* perimeter viewing, at a glance. The house has multiple interior lights hard wired to come on in the case of an alarm to assist in an emergency egress during a fire or emergency to allow all occupants assistance on getting out of the dwelling. The home is wired for a multi zone whole house audio system to include the outdoor entertainment area overlooking the lake. The house has a 3 zone ground drilled geothermal HVAC system. That averages an all elec, bill of $165-180 a month, which is amazing for the SQ/Ft of the place. Water is supplied from Rend lake water, through Pittsburg Water Dept, and averages $31 a month. With no added cost for sewer fees, home has an aerator system, from Goreville Concrete. Internet is available through multiple carriers, and currently with Frontier communications. The place has an amazing 36'x56'12' pole barn/shop, with 3x 12'x10' insulated garage doors each w/openers. It is serviced with 100A service, water, and cable TV in place. The floor is 6" thick finished concrete, with 3 floor drains. All walls are fully insulated with cellulose and drywalled. The pole barn has a 1/2 bath, with an on demand HW heat. A wash basin is plumbed in the common area of the shop. It is not Air conditioned yet, but has a large Fisher brand wood stove, in SS double wall pipe. The Shop has a Dresser brand Air comp and a 9K auto lift. The property is approx. 70% grasses/lake, and 30% wooded, it has a 3 acre lake in back yard, that I dug in 06. The lake is dug on a 2/1 grade to its 20' depth mark, and fully stocked in 2007; 2,100-bluegill/red-ear, 500-channel catfish, and 150-large bass. With the surrounding woodland and multiple farms surround the property it draws in lots of wildlife throughout the year, deer, turkeys, ducks and geese for viewing from the decks and balcony.
