1. Lease Term: Tenant(s) may enter a standard (12month) or extended (18 or 24 month) leasing agreement. Price reduction incentives for signing a longer lease term.

The lease shall begin on August 15th, 2025 or [Start Date] and end on [End Date], unless extended or terminated earlier in accordance with this Agreement. This lease is for a fixed term. Renewal is not automatic and must be agreed upon in writing.
2. Rent:

Due Date: The first of each month
Payment Method: electronic transfer, app
Late Fee: 5% of rent amount if rent is not received by the 5th day of the month. Individuals who move in before the first of the month, will be charged a prorated rate.
3. Security Deposit: Tenant shall pay a security deposit of $[1,000.00] prior to occupancy. The deposit will be held in accordance with Maryland law and may not exceed the equivalent of two months' rent. It will be returned within 45 days of lease termination, less any lawful deductions.
4. Use Of Premisis: The premises shall be used solely as a private residence by the Tenant(s). No subleasing or additional occupants are allowed without written consent of the Landlord.
5. Utilities: Tenant is responsible for the following utilities: Gas/Electric, Water, Internet/Cable
6. Maintenance & Repairs: Tenant shall maintain the premises in a clean and safe condition, including exterior structures such as land scaping, and walkways. Tenant shall be responsible for covering the cost of any service call or evaluation fee up to $150 for plumbing, electrical, pest control, or similar inspections when such services are requested by the Tenant or found to be necessary due to the Tenant's actions, negligence, or failure to report issues in a timely manner.
7. Entry: Landlord may enter the premises for inspection, repairs, or showings with at least 24 hours' notice, except in emergencies.
8. Smoking: Smoking is NOT permitted inside of the property.
9. Pets: Pets are allowed with prior approval and a non-refundable pet fee of $300 per furbaby.
10. Termination: Tenant must provide [60] days' written notice prior to lease expiration if not renewing. Early termination may result in forfeiture of deposit and/or additional penalties unless otherwise agreed.
11. Governing Law: This Agreement shall be governed by the laws of the State of Maryland and the City of Baltimore.
