TERM OF LEASE This lease shall commence on ____________ (Start Date) and shall continue for a period of one (1) year, terminating on ____________ (End Date), unless otherwise extended or terminated as provided herein. 2. RENT The monthly rent for the Premises is $2200. Rent is due on the 1st day of each month. Payment should be made to [Your Payment Method Details]. A late fee of $50.00 per day will be assessed if rent is not received by the 3rd day of the month. 3. SECURITY DEPOSIT A security deposit of $2200 is required upon execution of this lease. The deposit will be held to cover any damages to the Premises or unpaid rent. The deposit, minus any deductions for damage or unpaid rent, will be refunded to the Tenant within [time frame, e.g., 30 days] after the end of the lease term. 4. UTILITIES Tenant shall be responsible for all utilities, including but not limited to: Electricity Water Gas Internet/Telephone Tenant agrees to promptly pay all utility bills as they become due. 5. MAINTENANCE AND REPAIRS Tenant agrees to maintain the Premises in good condition, including regular cleaning and upkeep of both the interior and exterior. Any damage caused by Tenant or Tenant's guests will be repaired at Tenant's expense. Tenant shall notify Landlord immediately of any damage or needed repairs. 6. RESTRICTIONS AND PET POLICY Smoking is strictly prohibited anywhere on the Premises, including inside the house and outside areas. Pets are negotiable. Tenant may have small pets with prior written consent from the Landlord. A pet fee or deposit may apply depending on the size and number of pets. 7. PROPERTY INSPECTIONS AND PICTURES Tenant agrees to take clear, timestamped photographs of both the interior and exterior of the Premises once every quarter (every 3 months) and submit them to the Landlord for review. These photos must accurately represent the current condition of the property and be submitted by the 7th day of the first month of each quarter (January, April, July, October). Failure to submit the required photos on time may be considered a breach of this lease agreement and could result in penalties or further inspection by the Landlord. 8. USE OF PREMISES The Premises shall be used solely as a residential dwelling by Tenant and any authorized occupants. No business or commercial activities are allowed on the Premises without prior written consent from Landlord. 9. TERMINATION OF LEASE At the end of the lease term, the Tenant may either: Renew the lease for another year upon mutual agreement. Move out of the Premises with at least 30 days' written notice prior to the lease end date. 10. EARLY TERMINATION AND PENALTY If the Tenant wishes to terminate the lease early, Tenant must provide at least 30 days' written notice. Tenant will be responsible for paying rent for the entire notice period and any early termination fees as stipulated by Landlord. 11. DAMAGE AND REPAIR RESPONSIBILITY Tenant agrees to take reasonable care of the Premises and report any damages or issues promptly. Tenant is responsible for repairing or paying for the cost of repairs for any damage caused by Tenant, their guests, or pets. If damages exceed the security deposit, Tenant agrees to cover the additional costs. 12. LEGAL COMPLIANCE Tenant agrees to comply with all applicable laws and regulations related to the Premises. Tenant shall not engage in illegal activities on the property. 13. INSURANCE Tenant is required to obtain renter's insurance to cover personal property loss or damage. 14. GOVERNING LAW This Agreement shall be governed by the laws of the state of Arizona and shall be binding upon the parties hereto and their respective heirs, successors, and assigns. 15. ENTIRE AGREEMENT This Agreement constitutes the entire agreement between the parties, and any modifications must be made in writing and signed by both parties.
