Small furnished 2-bedroom, 1-bathroom apartment with stunning views on one acre in Coal Creek Canyon. The apartment is fully furnished and set up as one bedroom and one office space. All furniture remains, but the office can be converted to a second bedroom with a twin bed if needed. Current furniture: queen bed, small desk, small set of office shelves, sectional couch, coffee table, smart TV, TV stand, dining table, storage in bathroom, shelves on landing, rugs, kitchen appliances and kitchenware. There is no A/C, but fans work in the summer. In the winter, it's heated by a pellet stove and space heaters. The home is located within minutes of a cafe, restaurant, liquor store, convenience store (gas station), hair salon, massage therapist, and only 10 minutes to the nearest trailhead for miles of amazing hiking.
The lease includes electricity, wifi, trash, and snow removal costs. (Fees may apply if combined electricity bill exceeds $400/mo.). Tenant is responsible for potable water (refillable water jugs provided) and wood pellets for stove. There is parking on site, but no garage use for the tenant's car. The homeowner lives next door on the property. The lease states that no pets are allowed, however, this may be negotiable depending on the pet. Absolutely no smoking (tobacco or other substances), candles, or fire pits anywhere on the property. Tenant may do 1-2 loads of laundry per week on the weekends only, unless otherwise negotiated. The duration of the lease is negotiable with preference for a 6-month lease to start, renewable to a year lease after that. Shorter terms can be negotiated. The lease can be cancelled with 30 days notice. Pro-rated rent will be charged for any days that go beyond the last paid monthly rent period. Tenants are responsible for snow removal around the entrance to the apartment and around their car. Tenants are also expected to help with snow removal in the case of larger storms that leave a lot of snow (like the 5' we got in March 2024, stranding everyone in their homes for multiple days). Tenant must have winter driving skills, an AWD or 4WD car, and winter-appropriate tires.
