I am on the tail end of a $40k renovation on a 3 bedroom 1 bath and am pre listing it here until i complete things to get photos and list. Anticipating it being available for rental 5/1 but new quartz countertops may not be installed until a week or two later. House is on Jones Fish Camp Road, south of Boston Whaler plan within walking distance of river. A developer is trying to build a marina with a restaurant at the end of our road on the water-so if that comes through it would be nice to be abl to walk to or keep a boat at. SO factor that savings into cost consideration. It does not have battery or grid down production but i do have a generator available for use then. Renovation includes impact windows, all new kitchen with solid hardwood cabinets with dovetail construction and soft close drawers and cabinet doors in white shaker style finish.Quartz countertops. New stainless steel fingerprint resistant appliances, washer and dryer are only 2 years old and provided. Two energy efficient 'split' style heat pumps on living room and mbr that haver 21 seer rating. Previous tenants used these to heat and cool the whole house but 2/3 of the house has a central heat pump system in addition to the splits, all windows have eglass that resists solar radiation in and argon gas filling to reduce thermal exchange. Great weathreed wood look porcelin tile throughout house makes for easy cleaning and pets are allowed with additional security deposit and conditions tbd. Interior completely repainted. New exterior stucco. 10x30 screened in front porch on concrete patio for sitting area. Looking for long term reliable tenant with no drama. 1/2 acre property but I have a steel building workshopt at rear of property and I store my boats and trailers along the rear, so this would be a portion for shared use. But tenant has use of around 2/3 of property for their enjoyment. Lawn cutting is tenant responsibility but I have a guy who will do cuts only as needed for 75.00 vs others requiring weekly or biweekly year round.
