The living room features an open floor plan with a huge 85-inch TV and surround sound, perfect for watching movies. The property offers a full gym located in the garage of the main house and a ping pong table perfect for kids and families. Enjoy the new Cowboy Pool and a fire pit for roasting marshmallows. Please bring your own supplies for the fire pit and extinguish any flames or coals after each use. Parking is plentiful outside the house. Marathon Ranch is located approximately 20 minutes from downtown Fredericksburg and only about 5 miles from Enchanted State Park. Enjoy Fredericksburg's historic downtown, take in the German heritage by visiting the Pioneer Museum, sip some wine at the local wineries, shop along Main Street, explore Lyndon B Johnson State Park, and pick peaches at an orchard. Smoking and pets are not allowed. Quiet hours are from 10 PM to 7 AM. The primary guest must be at least 25 years old and present for the entire reservation. There is a small fire pit on site, and guests are asked to bring their own supplies, extinguish any flames or coals after each use, and adhere to any county burn ban in effect. Please throw all trash bags into the dumpster outside behind the white building. No shooting firearms or weaponry on the property. There are cattle and lots of deer that roam the property, and guests are asked to leave them alone. The property is part of a dark sky community, so guests are asked to shut off any lights when not in use. The Cowboy Pool is not heated, and there is no lifeguard on duty, so swimming is at your own risk. Please do not leave children unattended in the pool, hot tub, or wandering around the property. HVAC rules request that the home's thermostat not be set above 76 (heating) or below 68 (cooling). Wi-Fi is available, but as the property is in a rural area, it is suitable for a couple of devices but only okay if used by more than a handful of people. Most cell phones get a great signal.
