Rental history: Eviction filings or judgments within the past seven (7) years will be reviewed and may impact application approval. A minimum credit score of 650 is preferred, though we consider the overall picture rather than score alone. All applicants are evaluated based on the totality of their rental history, income, and credit. Criminal history: Consistent with Montgomery County's Fair Criminal Record Screening Standards, we do not inquire about criminal history until after a conditional offer is made. We do not consider arrests that did not lead to conviction, and we conduct an individualized assessment of any conviction based on its nature, severity, and how recent it is.
