    Quarter of an acre lot, zoned agricultural, faces main road from the naturalist Park. Great business opportunity for a small Airbnb. Natural [akanude] living is permitted here and is 100% legal from the private area back through the woods up to the freshwater Beach. It's not permitted in the front of the house on the main road. But it is one of the few houses in the community that has a private mailbox and receives full trash pickup. The water is well water from the same aquifer that Zephyrhills water come from, the sewerage is septic tank, the electricity is withlacoochee co-op, internet and TV is fiber optics frontier but cable is available as well as 5G.There is a membership fee to use the clubhouse. One of the few houses in the complex that has its own private mailbox. You are permitted livestock and there's no restrictions on roosters and other noisy little critters. Does have 2020 new energy efficient windows, all the electrical wiring the roof and the front and the back deck is less than 5 years old and additional pantry has been added on that is less than 2 years old. The neighborhood itself is grandfathered in from regulations. The community does not require a background check there is no HOA fees there is no HOA rules and there is no HOA membership. Actually there is no HOA :-) again there is a clubhouse that requires a membership to use as well as the beach requires a membership there is a voluntary fee for in Park road maintenance that does not apply to homes that face the main road. As well as these fees are not required they are voluntary. That fee is $120 a year. You are required to provide your own trash disposal. Private - Country Oasis - Great for entertaining friends and family. This subdivision is a naturist park (i.e. nudist) and there are no requirements to live here. Sunshine Beach Naturist Club is located in the community and has awhite sand beach and memberships are available. this is quiet, country living with a serene lake as part of the scenery as you enter the community.
