Street parking is available directly in front of the house, providing convenient access for a resident with a vehicle. 1.) Lease Term and Early Termination: The Tenant shall enter into a lease agreement for a minimum term of twelve (12) months. If the Tenant elects to terminate the lease before the expiration of the lease term without a legally recognized reason or mutual written agreement with the Landlord, the Tenant shall provide at least thirty (30) days' written notice and pay an early termination fee equal to one (1) month's rent. 2.) Rent and Utilities The monthly rent shall include reasonable usage of standard utilities, unless otherwise specified in the lease agreement. Excessive utility consumption may be subject to additional charges as permitted by the lease. 3.) Property Maintenance and Security Deposit The Tenant agrees to maintain the leased premises in a clean, safe, and sanitary condition and to exercise reasonable care in the use of the property. The Tenant shall be responsible for any damage to the premises, fixtures, furnishings, or appliances caused by the Tenant, excluding normal wear and tear. Any costs incurred by the Landlord to repair such damage may be deducted from the security deposit in accordance with applicable state and local laws. The Landlord shall provide an itemized statement of any deductions together with supporting documentation, if required by law, upon termination of the tenancy. Any remaining balance of the security deposit shall be returned to the Tenant within the timeframe prescribed by applicable law.
