You can check your scores for free at credit karma dot com to know where you stand. We do not approve or deny applications based on a numerical score, but based on specific details as outlined below. - Your application will NOT be considered if any of the following is present on your credit report: 1. Missed or late payments on any reported accounts within the last 60 days - DISQUALIFYING 2. Any accounts in collections - DISQUALIFYING 3. Credit usage of 60% or above - DISQUALIFYING 4. On time payment history of less than 95% - DISQUALIFYING 5. Insufficient credit history (no credit score at all) - DISQUALIFYING 6. History of eviction within past 48 months - DISQUALIFYING (except for situations related to COVID-19, please request more information on this if it applies to you) Other Requirements: - Adequate credit is required, see previous paragraph. There is no magic number minimum for credit scores, but scores start to meet the above requirements in the ~ 600 and above range. - A $40 application fee per applicant is required. This will be used to conduct a credit and background check. Anyone over the age of 18 who plans to occupy the apartment either permanently or temporarily must submit to and pass this background check. You will pay this fee directly to the background check company. (This fee will count towards your first month of rent if you are approved. It is non-refundable otherwise). - You can save money on the background check by purchasing it through Zillow - it will also allow you to apply to an unlimited number of other rentals for the next 29 days. - A 3 months payment will be required upfront (first month, last month, security deposit). - Proof of household income of 3x the monthly rent is required. (You need to have paystubs that demonstrate that your family consistently brings in more than $6900 a month) Other information: - This is a townhome - There is plenty of parking available on the street - Water bill shall be in the Landlord's name. Reimbursement to the Landlord is due with the following month's rent - Gas and electric bills shall be in Tenant's name. (The gas bill will take about 3-4 months to switch over to the Tenant's name. Until then, monthly reimbursement to the landlord for the gas bill is due) - Required utilities are gas, electricity, and water. - Xfinity or Fios installation must be approved by Landlord - Rent payment through Zelle, CashApp, or Venmo (electronic payments) - No excessive noise after 10 (I am not making this up to be a jerk, this is per city of Philadelphia Law) - No dogs (owner will not compromise on this, sorry). Cats require a double security deposit. - If you have an ESA, you must provide documentation from a PA licensed healthcare provider. Purchasing a fake certificate that was purchased online does not grant you any kind of protection under the ADA and your application will be declined. - No smoking inside the unit. How this works: 1. You fill out the screening application below 2. You see the apartment 3. If you like it, you fill out a complete application (paper copy) 4. I will go down a list of applicants who meet the above requirements (first come first serve), and offer the apartment to the first willing applicant. 5. If you are that applicant, you'll be offered to complete a full background and credit check (this is where the application fee comes in) 6. If no issues are found and you still want the apartment, we sign the lease 7. Otherwise the process is repeated from step 4 down for the next applicant until the apartment is rented
