Townhome with smart lock, smart thermostat, and ring doorbell camera installed. Renting it out fully furnished (but if there's anything you don't like we can easily remove it from the property prior to you moving in). Water and Electricity are included in the price, but if you rather have them in your name that's fine too, and we can negotiate the price to account for that. You will also have access to a clubhouse with a small Gym, Pool Table, and Swimming Pool. Owner pays for water, electric and HOA fees. Tenant is only responsible for internet. Smoking inside the house is not allowed, but there is the deck for that. Only small pets are allowed. However if professional cleaning is needed to remove pee/poop smell, tenant will pay for such services. Rent due date will be agreed upon in the lease contract. The Tenant will be charged an additional amount of 10% of the Rent for any Rent that is received after the 3-day grace period after the due date. The Parties will use reasonable efforts to maintain the Property in such a condition as to prevent the accumulation of moisture and the growth of mold. The Tenant will promptly notify the Landlord in writing of any moisture accumulation that occurs or of any visible evidence of mold discovered by the Tenant. The Landlord will promptly respond to any such written notices from the Tenant. If the Tenant is absent from the Property and the Property is unoccupied for a period of 14 consecutive days or longer, the Tenant will arrange for regular inspection by a competent person. The Landlord will be notified in advance as to the name, address and phone number of the person doing the inspections.
