1) This is a six month lease with 30 days notice on both ends. Note that there is an extra $50 charged to initial deposit & monthly rent of only Room 2 tenant (with king-sized bed).
2) Additional one full-month rent fees will be collected from Tenant(s) as initial security deposit before move-in date. Security deposit will be returned within 45 days of move-out with itemized deductions.
3) Total of 4 tenants will be in the home. One tenant will share a full bathroom with roommate upstairs and another tenant will share a full bathroom with roommate downstairs. All other home utilities are shared among all four tenants.
4) No pets allowed.
5) Rent is due on the first day of each calendar month, and late fees (5% of the unpaid portion of the rent) apply immediately to each Tenant if not paid.
6) Landlord will be responsible for paying the utilities in this agreement. However, additional utilities not listed/covered, if any, will need to be charged to the Tenant's month-to-month rent and paid by the Landlord.
7) Tenant(s) has/have the right to request an initial move-in inspection to document condition, which helps with security deposit returns.
8) The Premises shall be occupied solely by the Tenant(s) listed on this Lease. Unauthorized occupants, including long-term guests are strictly prohibited. Any individual residing on the property for more than seven nights in any six-month period or fourteen nights in a calendar year are considered an unauthorized occupant. The Tenant(s) must immediately notify the Landlord about the guest(s), subject to Landlord's approval and additional rent, or they must vacate the property. Failure to comply constitutes a material breach of this Lease.
