Located just 8 10 minutes from downtown Nevada City, this rental is available at the end of Cement Hill Road, with one of the best views in the area mountain expanses and a view of the Yuba. There is a large living room and open kitchen and dining room area that makes the home incredible for entertaining or song-circle-type events. It is the top of 2 units and has the best views and the most privacy. Rent is $3,200. Electricity expense will depend on the temperature one wants to keep the house. Heat is a geothermal system with radiant floors and/or fireplace with seasoned oak from the property. Nevada County can have occasional internet interruptions during high winds in summer or snow in winter. To mitigate this, we maintain two internet providers Oasis Broadband as the primary (~150 Mbps download/50 Mbps upload, 3 TB/month), and Business Starlink (~200 Mbps download/20 Mbps upload, 1 TB/month) as backup. There is also a second Starlink dish on standby for additional redundancy. For this area, it's quite reliable and generally supports typical work and streaming needs without issue. There is a battery backup that lasts about 4-8 hours if we lose electricity, so the internet still works even if we lose power. There is garden space for the warmer months, as well as camping spots and lots of parking. You can see the Yuba River from the North side of the house, and hear it when outside or with the windows open. The kitchen is equipped with an electric stove, two standard ovens, and a toaster oven, suitable for a range of cooking needs. There are two full refrigerators. The house does not come with a television, but a projector with an HDMI connection is available and can be used to display content on the wall. Guests who would like to watch movies or other media are welcome to bring a laptop or device to connect. The rental being offered occupies the second and third floors of the building and includes a wraparound porch. The main level is 1,282 sq. ft., the loft is 670 sq. ft., and the back bedroom/office is 540 sq. ft., for a total of approximately 2,500 sq. ft. of private living space. There is a separate rental unit on the basement level of the building. The house can be furnished or unfurnished.
