Offered out of state as a Ski, Snowmobile, 4 wheel or Summer home with full electric heat making winter shutdowns easy. New deep well pump and piping plus hot water heater Nov, 2012. Double garage adds 625 Sq Ft.
The house well built in 1969 by my retiring grandparents on a knoll to the left of the farm they sold. The following internal measurements are very close to accurate +/- an inch or two. The house features a 25' x 25' attached double car garage with the rear 5' partitioned off for a workshop or storage. The house entrance leads into a 3'6" hall 8' long with a 6' wide x 7'8" half bath and washing machine room on the right. The cellar door and a utility closet are on the left. The kitchen and open dinning area measure 12 wide by 18 long and a 4'6" entrance leads into a 14 wide x 18 long living room. At the end of the living room the front entrance is area 5' x 5' with a closet straight in.
A doorway to the left of the living room entrance leads into a 10 x 4' hallway with a linen close straight ahead, bathroom on the left, front bedroom at the end and the rear bedroom on the right. The bathroom measures 7'6" wide x 10' deep with full tub/shower, full vanity and a second linen/utility closet. The front bedroom is 10 x 14 with a double closet and the rear 12 x 14 bedroom features a triple door closet. The 27 x 42'6" open expanse dry cellar has a 7'4" high ceiling. Photos of the interior (somewhat cluttered due to a visit over the holiday weekend) are available.
An expansive view both north and south of a very wide section of the Connecticut river is available from the living room, bathroom and front bedroom windows. Straight away from the driveway are two winter scenes, one looking across the Connecticut river to the New Hampshire shoreline and beyond to the Presidential mountain range. And a close up of the backside of Mt.Washington to the left of the tree (picture available), 20 air miles away, will show the snow covered cog railroad trestle leading to the buildings at the summit.
The wetlands and trout brook, passing through the property, can be viewed from the kitchen sink window the dinning table picture window and the rear bedroom with Blue Heron often seen. Also a boat may be kept at the lower rear corner of the lawn with access to the Connecticut River under a bridge at the front lower corner of the lawn.
Located on a very lightly traveled road 20 minutes from Littelton, NH and 30 minutes from Cannon Mt. 1½ miles above the house is Rt. 2, with St. Johnsbury 19 miles to the left and 6 miles to Lancaster NH to the right. 2? miles north of the house, along the river is a covered bridge crossing to NH. Cannon Mountain, Mt Washington and Bretton Woods ski areas 35 minutes away to name a few available locations. Also for the snowmobile or 4 wheeler enththusiast, trails leading all over the northland and to Canada are minutes from the driveway.
