House can be rented fully furnished or unfurnished. Internet is strong at this location. Easy access to Franklin directly off of 441/23 near Greens Creek area. No utilities included. Must put power and internet in your own name. Mountain views and creek views. Sits on 2 peaceful, walkable acres. Feel free to build trails and enjoy nature! Owner will consider selling in the future if tenant is interested down the road. Non-smoking tenants only. Dogs ok. No cats. No utilities included. Must pay power, gas, and internet yourself. Would prefer to rent the house furnished for one year lease. All parties who will reside in the home must be listed on the lease. Names, ages. No flushing of sanitary napkins or tampons in the toilet. Any plumbing clogs are tenant's responsibility and will be paid for by the tenants. No flushing of any wipes of any kind, to include flushable. The home is on a septic system that must be maintained by the tenants. No garbage disposal. No food or grease is to be dumped down sinks at all. Monthly Green Goblin treatment drop-ins will be provided and will need to be flushed once per month on the 30th of each month. Rent will need to be deposited electronically into landlord's account, transferred in full, on the 30th of each month. All rent will be paid via Zelle or Venmo; decision to be made at time of signing on which payment service will be used. Rent will be paid NO LATER THAN the 4th day of each month. On the 5th day, rent is late and will incur a 25% late charge. Pets are allowed on an approved only basis, per pet, and with a monthly fee of $50/pet per month. All pets must be approved. No overnight guests in the property for over 5 consecutive nights. Any user-caused/renter-caused issues on any furniture, appliances or mechanical components will be the responsibility of the renter, not the landlord. Renter will be responsible for replacement or repair if a professional determines the cause of malfunction was user-related and not product-related. This includes running the AC/HEAT too high or low causing it to freeze or break, breaking an appliance, window, heater, clogging a sink or toilet, over-stuffing the washing machine, pet damaging furniture, burning up the well pump, cooking or other accidental fire, etc. All furnishings and kitchenware, linens, that were in the home will be inventoried and all damages will need to be accounted for prior to release of security deposit being refunded. Lease will be for one year term, with possible extension allowed, granted only with a minimum of 60 day request prior to lease end.
