Rent will need to be deposited electronically into landlord's account, transferred in full, on the 30th of each month. All rent will be paid via Zelle or Venmo; decision to be made at time of signing on which payment service will be used. Rent will be paid NO LATER THAN the 4th day of each month. On the 5th day, rent is late and will incur a 25% late charge. Pets are allowed on an approved only basis, per pet, and with a monthly fee of $50/pet per month. All pets must be approved. No overnight guests in the property for over 5 consecutive nights. Any user-caused/renter-caused issues on any furniture, appliances or mechanical components will be the responsibility of the renter, not the landlord. Renter will be responsible for replacement or repair if a professional determines the cause of malfunction was user-related and not product-related. This includes running the AC/HEAT too high or low causing it to freeze or break, breaking an appliance, window, heater, clogging a sink or toilet, over-stuffing the washing machine, pet damaging furniture, burning up the well pump, cooking or other accidental fire, etc. All furnishings and kitchenware, linens, that were in the home will be inventoried and all damages will need to be accounted for prior to release of security deposit being refunded. Lease will be for one year term, with possible extension allowed, granted only with a minimum of 60 day request prior to lease end.
