Be considerate when using shared spaces (if any). 2. Guests Overnight guests are allowed with prior approval and limited to 2 consecutive nights. You are responsible for the behavior of all guests. No subletting, third-party bookings, or hosting additional renters. 3. Cleanliness & Maintenance Keep the home tidy and free of odors, pests, and excessive clutter. Take out trash and recycling regularly on the designated collection days. Report any maintenance issues or damages immediately do not attempt major repairs yourself. Use provided furniture, appliances, and decor responsibly; do not remove items from the home. A cleaning service is done twice a month for bathroom and living room, additional cost if you want your room serviced. 4. Smoking, Vaping, and Candles No smoking inside the home or near entrances. Vaping is allowed with consideration of others. Candles or incense are not allowed due to fire risk. Evidence of smoking indoors will result in cleaning fees and possible termination of the rental. 5. Pets No long term pets are allowed. One day or weekend visits from guest with pets is acceptable. All pets must be house-trained and well-behaved. Clean up after pets immediately and dispose of waste properly. Any damage caused by pets will be deducted from the deposit. 6. Parking Park only in designated areas or driveways. Do not block neighbors' driveways, mailboxes, or access areas. 7. Safety and Security Lock all doors and windows when leaving. Do not share keys or access codes with anyone not on the lease. Notify the owner immediately if keys or codes are lost or compromised. Keep exits clear and follow fire safety procedures. 8. Use of Property No huge parties or loud social events. Small gatherings are acceptable Do not rearrange or remove furniture without approval. No painting, drilling, or hanging large items that damage walls. Appliances are for residential use only no commercial cooking or business operations. 9. Utilities and Energy Be mindful of electricity, heat, and water use. Turn off lights, electronics, and AC/heat when not at home. Overages will be billed monthly and divided by renters. 10. Move-Out Expectations Leave the property in the same clean condition as move-in. Return all keys, fobs, and remotes. Remove personal items and dispose of trash. Follow the provided move-out checklist for cleaning and inspection. 11. Violations Repeated or serious violations (noise, damage, smoking, etc.) may result in immediate termination of the lease and forfeiture of the security deposit.
