12 month lease
1. RENT AND LATE FEES
Rent is due on the 1st of each month. Any rent not received by the due date may be subject to a late fee not to exceed 10% of the monthly rent, in accordance with Virginia law.
2. SECURITY DEPOSIT
A security deposit equal to one month's rent ($2,400) is required prior to move-in. The deposit will be returned within 45 days of lease termination, less any deductions for damages beyond normal wear and tear or unpaid balances, along with an itemized statement.
3. UTILITIES
Tenant is responsible for all utilities associated with the property, including but not limited to electricity, trash, internet, and any other applicable services. Water and sewer service are provided via well and septic and are included at no additional cost. Tenant agrees to use well and septic systems properly and in accordance with standard residential practices.
Electric Service Requirement:
Tenant is responsible for all electricity service to the Premises and shall establish service in Tenant's name prior to the Lease start date. Tenant shall maintain continuous electric service throughout the lease term and pay all bills directly to the utility provider when due.
If Tenant fails to maintain continuous electric service, Landlord may, but is not obligated to, restore service and charge Tenant for all associated costs, which shall be considered additional rent and due upon demand.
4. FURNISHINGS
The property is rented unfurnished.
5. OCCUPANCY
Only individuals listed on the lease agreement are permitted to reside at the property. Long-term guests (staying more than 14 consecutive days or 30 days in a calendar year) require written landlord approval.
6. PET POLICY
No pets are permitted on the property.
7. SMOKING POLICY
Smoking is strictly prohibited on or in the property.
8. MAINTENANCE AND REPAIRS
Tenant agrees to maintain the premises in a clean and sanitary condition and promptly notify the landlord of any maintenance issues. Tenant is responsible for minor upkeep (e.g., light bulbs, air filters). Landlord is responsible for major repairs not caused by tenant negligence.
9. RIGHT OF ENTRY
Landlord may enter the property with at least 24 hours' notice for inspections, repairs, or showings. No notice is required in the event of an emergency.
10. RENT PAYMENT METHOD
Rent shall be paid via check or electronic payment to be agreed upon. Payment instructions will be provided prior to move-in.
11. DEFAULT AND TERMINATION
Failure to pay rent or comply with lease terms may result in termination of tenancy. A 5-day notice to pay or quit may be issued for nonpayment of rent in accordance with Virginia law.
12. LEASE RENEWAL / HOLDOVER
At the end of the lease term, the lease will convert to month-to-month tenancy unless otherwise agreed in writing. Rent Adjustments
The monthly rent shall remain fixed during the initial Lease Term. Upon expiration of the Lease Term, or during any month-to-month tenancy, Landlord may adjust the rent by providing Tenant with at least thirty (30) days' written notice prior to the effective date of the adjustment.
13. MOVE-OUT CONDITIONS
Tenant agrees to return the property in clean condition, free of damage beyond normal wear and tear, and to return all keys upon vacating.
14. BASEMENT AND GARAGE USE
Tenant is permitted to use the basement and garage for storage and general use. However, Tenant acknowledges that the Landlord intends to renovate the basement in the future. Tenant agrees to fully vacate and remove all personal belongings from the basement within fourteen (14) days of written notice from the Landlord. Failure to do so may result in removal at Tenant's expense.

16. ADDITIONAL TERMS
Renter's insurance is required.
No subleasing without prior written consent.
Tenant agrees to comply with all local, state, and federal laws.
Marijuana and Controlled Substances
The possession, use, manufacture, sale, distribution, or cultivation of marijuana or any controlled substance is strictly prohibited on the Premises and anywhere on the Property, regardless of whether such activity is permitted under Virginia law.
Any violation of this provision shall constitute a material breach of this Lease and may result in immediate termination of tenancy in accordance with Virginia law.
Lawn and Grounds Maintenance
Tenant shall be responsible for maintaining the lawn and grounds of the Premises in a neat and orderly condition. This includes regular mowing, trimming, and general upkeep of grass, weeds, and landscaping.
Tenant shall ensure that the lawn is not allowed to become overgrown or unsightly and shall comply with any applicable local ordinances. Failure to maintain the lawn and grounds in accordance with this provision shall constitute a violation of this Lease.
Plumbing Maintenance and Repairs
Tenant shall use all plumbing fixtures, drains, and systems in a reasonable and proper manner and shall not permit any misuse or damage. Tenant shall be responsible for the cost of clearing stoppages or repairing plumbing issues caused by Tenant's negligence or improper use, including but not limited to clogs resulting from grease, wipes, sanitary products, or foreign objects.
Landlord shall be responsible for maintaining and repairing plumbing systems affected by normal wear and tear or conditions not caused by Tenant.
Any costs incurred by Landlord as a result of Tenant-caused plumbing issues shall be considered additional rent and due upon demand.
