Credit History TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. Applicants credit history must fall in the 'low risk' range. Bankruptcies within the past 7 years must be fully discharged with documentation. Positive, established credit history with no non-medical collections. Debt to Income Ratio less than 40% Criminal History A criminal background check will be run on every adult applicant. No convicted sex offenders or child molesters permitted (no waiver allowed). A conviction, guilty plea, or no-contest plea for any felony or any misdemeanor or gross misdemeanor involving assault, intimidation, sex-related, drug-related, property damage, weapons charges, criminal trespass, theft, arson, violence, dishonesty or prostitution will be grounds for denial. Any criminal record activity that could be deemed harmful or threatening to the health and safety of an individual, the rental property, neighborhood or property of others will be grounds for denial. Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved. Properties will not be held off market while awaiting resolution of pending charges. General All persons 18 or older (or emancipated minor) must apply. All persons 18 or older (or emancipated minor) must provide a government-issued photo identification. Application screening fee is assessed by the third party screening firm and is the responsibility of the applicant. Application is not considered complete until every a separate application for each adult (or emancipated minor) is submitted and all application fees are paid. Incomplete, inaccurate, or falsified information on the application is immediate grounds for denial and/or termination of the lease. (No waiver allowed for falsified information.) We will also withhold the entire holding agreement fee if we find false or misleading information on the application. We do not accept rental screening results from other sources. You must complete rental screening through this application. We allow only two people per bedroom (plus one), and up to five non-related occupants. Exceptions are when occupancy laws stipulate more or less. Home-based business: Please use the premises only as a private residence. Working from your home is allowed. However, we ask that you do not use it as your primary work place. For example, we do not allow home daycare businesses or hair salons. In addition, the property is not to be used in any way that is illegal or dangerous or which would cause a cancellation, restriction, or increase in property or management insurance premium. Pet Screening Criteria Pets will require Monthly Pet Rent of $25.00 per pet. Maximum 2 pets per home. Animals are not allowed on the premise until a Pet Addendum has been executed. All pets and animals must be properly licensed if required by city or county law and a record of current immunizations and pet photo will be requested. Property Manager will have the right to turn down a pet/animal if it displays a vicious temperament.
