The deposit will be returned within 30 days after lease termination, subject to: The property being returned clean and undamaged (excluding normal wear and tear), All financial obligations fulfilled, No violations of lease terms, Return of all keys, remotes, and access items. An itemized list of any deductions will be provided in accordance with Georgia law. 4. Utilities Tenant is responsible for all utilities and services, including but not limited to: electricity, water, sewer, gas, trash collection, cable/internet, and any other utility service associated with the Premises. 5. Landscaping Fee Tenant agrees to pay a monthly landscaping fee of $100.00, due together with the rent each month. This fee covers basic lawn care and exterior maintenance. 6. Use of Premises The Premises shall be used solely for residential purposes. No commercial activities are permitted without written consent from the Landlord. Only individuals listed in this Agreement may reside on the Premises. 7. Termination and Move-Out At the end of the lease, Tenant shall vacate the Premises and return all keys and property belonging to the Landlord. A move-out inspection will be conducted. The security deposit will be processed per the terms above. 8. Governing Law This Agreement shall be governed by and interpreted in accordance with the laws of the State of Georgia.
