    Centrally located mid-way between New York and Boston, Millers Pond is an 80 +/- acre private lake, offered with exclusive riparian rights and with 200 +/- acres of undeveloped land. Originally constructed in the 1800's as a source of water for downstream mills, and held by its present family owners for over three-quarters of a century, the lake is fed by 10.5 square miles of contributing watershed. In a 2000 report, Raftelis Financial Consulting, PA, projected in excess of 1.5 Million Gallons of Water per day. As the last and only significant undeveloped reservoir in Southeastern Connecticut, Millers Pond is uniquely suited to function as a captive water supply for industrial or bottling use, or as a wholesale water source capable of serving one or more regional utilities. Access to infrastructure of adjacent municipal water utilities may be arranged pursuant to an existing legal agreement, and there is potential for partnership with a statutory water company. Adjacent communities boast ample industrial and commercial land with superior transportation resources, including interstate highway, rail, and a deep water port. The granite and concrete dam was extensively renovated in the late 1990's and is in excellent condition. The lake bed and adjacent shoreline include proven reserves of sand and gravel in excess of one million cubic yards, and engineering plans for excavation to enlarge the lake are available.
