Water is included in rental cost, no other utilities will be included and tenant is expected to handle all other utility costs. No animals of any kind on the inside. Dogs who have a calm demeanor and without an aggressive personality, as well as cats are permitted to be on property as long as they are contained to the area of land that is agreed upon during initial signing between Tenant and landlord. There is an area to have large kennels set up in the back yard, no smoking (cigarettes, vaping, illicit drugs) in the house, no illicit drugs on the property, no extra people moving in after initial agreement without agreement from tenant and landlord, no loud noises after midnight with the exception of 4th of July and New Year's Day. No gun shooting, plenty of parking availability. Landlord reserves the right to inspect once a month,
We are expecting to have 6month- 1 year long rental agreements. If rent is not paid by 10 days past due date there will be a $150 late fee, if 15 days late, landlord reserves the right to terminate agreement and tenant will have 5 days to leave property in state it was originally rented. Landlord is not without compassion and will be willing to bend on late payment at their discretion. Landlord will do their best to assess and start the process of fixing within 5 days of a complaint filed. Tenant will keep yard empty of trash, debris, and will keep yard upkept (mowed and weed eated). Landlord will keep driveway upkept, tentant will cause as little of damage as possible to property and house. Changes/ renovations may be discussed with landlord at least 3 months into agreement.
