The deposit will be used for damages beyond normal wear and tear, unpaid rent, or HOA fines. The deposit will be returned within 30 days of lease termination, provided all terms are met and the property is left in good condition. Tenant must promptly notify landlord of any needed repairs. Tenant is responsible for minor maintenance (e.g., changing air filters, light bulbs, unclogging drains). Landlord is responsible for major repairs due to normal wear and tear (e.g., HVAC, plumbing leaks, roofing). Tenant shall not make alterations or improvements without written consent. Tenant may not sublet, assign, or transfer the lease without written permission from the landlord. Termination & Move-Out Tenant must provide at least 30 days' written notice prior to moving out. Property must be cleaned and returned in original condition (excluding normal wear). All keys, remotes, and access devices must be returned upon move-out.
