    13+ Acres off Waterville · The property listed on Waterville road includes 3 parcels: 159666-0145, 159666-0185, and 159672-0900 · There are 2.5 acres documented as wetlands. · To allow vehicle traffic from Waterville road, a roadway and culvert style bridge was built over a small wet area. The St. Johns Water Management District (SJRWMD) provided permits for this construction. Permit # 40-031-25910. · A conservation easement was created as part of the SJRWMD permit April 25, 2003. See attached pdf. · There are three different road access points for the combined properties. Two on Waterville road and one from Cherokee Hammock rd. Parcel 159666-0185 has an access on the north end including a city provided culvert. Parcel 159666-0145 is access from the Waterville road cul-de-sac and faces west. Cherokee Hammock road provides access to all Parcels for the South end via a 35' easement created when the property was divided by original owner Paul Willis. · The property enjoys a western sunset view unobstructed except for small Natural Island on the south end. · There are two 2" 100' deep wells. One on Parcel 159666-0185 north end, and the other on Parcel 159666-0145 near the utility pole. · The North West end of the property has underground electrical service available. The south end has overhead electrical service. I applied for and was granted a permit to install a 200 amp, pole mounted power panel on the south end. JEA provided all new poles, wiring, and transformers with a 400 amp capacity. It is currently energized providing power for camping. · There is a septic tank remaining from a 1980's era mobile home and is used when camping on the property. · Parcel 159666-0145 was 3 parcels when I purchased in 1996. I combined them into one Parcel. Each parcel contained deeded animal allowances. It includes normal farm animals. The new deed combined these totals. The property was a goat farm in late 1970's. · Parcel 159666-0185 was a mobile home site in the mid 1980's and there is a small collapsed building remaining. As mentioned there is a well, but the septic tank was never located. · In 1995, the city paved the cul-de-sac and created the pond located at the end of Waterville road. The SJRWMD permits required the replacement of natural foliage. The pond currently houses otters and the foliage is fully recovered to its natural state. The pond is accessible from 159666-0145.
