Washer & dryer Hooks Tenant responsible for their own utilities (water, electric, trash, ect) Tenant responsible for maintaining the yard. No smoking inside. No Pets. Here is how we do things. 1. We do not do showings until after you submit and application and have reviewed it. The reason that we do it like that is because we would be showing it nonstop and possibly to people who don't qualify so we hold off until after reviewing the application. 2. We will send you a link to the application to fill out. We DO NOT charge a fee to submit an application. 3. Submit your application 4. Credit and Background Check: Once the application has been reviewed & referrences checked and we wish to move forward with you, we do a credit and background check. There is a $39.99 fee for that and the tenant is responsible for it. We do not do it with the application because we don't feel like you should have to pay it if we don't plan to rent to you. We do not keep any of that fee, it is paid directly to RentSpree for theCredit and Background Check. 5. Tour of the Home: Once the application and the credit & background check have been done, we will schedule a time for you to tour the home before signing the lease or exchanging of money (other than the credit check fee mentioned above that goes directly to RentSpree). 6. Lease: We will have you sign the lease after you have toured the home and wish to continue with renting it. 7. Deposit and first month's rent is due at signing. (no exceptions) $1000 deposit + $1500 first month's rent = $2500 Month-to-month lease. Tenant is responsible for utilities (water, electric, trash, ect). Tenant is responsible for maintaining the yard. No smoking inside the home. No pets.
