    With a culvert, survey, and partially-cleared home-site, you'll be a few steps closer to being ready to build! This is a very nice lot on Hopewell Rd, just 5 mins south of Forsyth - making it a great location to consider making your home-site. And the good news is, some of the work has already been done! The property boundaries create a good rectangular shape, and nice depth from the road, allowing you to locate a home back from the road in the privacy of the surrounding trees. The road frontage is paved, and a culvert and some gravel are already installed, allowing vehicular entrance to the lot. This property still shows on county sites as being two parcels next to each other. The survey we have available does not seem to have been recorded at the county level to merge these two parcels into one. Some years ago an area was cleared for a home-site, but has since grown up a little. A survey was also done to confirm the boundaries and acreage. The property is zoned "Agricultural", which means it can be used for a stick-build home, mobile home (single and double-wides), and even tiny-homes! Of course, please consult the county offices to discuss your specific intentions, to learn of any permit requirements, septic requirements, etc. A well would be required for water, and sewer would be by septic system. Being so close to Forsyth means all amenities are close by, and in 5 minutes you can be on I-75 heading north to Atlanta, or east to Macon.
