HOA Approval Contingency This lease is expressly contingent upon Tenant's approval by the Mizner Forest Homeowners Association. Tenant shall submit a complete HOA application within 3 days of lease signing and shall pay the $200 HOA application fee and any other HOA processing fees. If HOA approval is denied, this lease shall be void and any deposit refunded, less any HOA fees already incurred. Tenant agrees to comply with all recorded HOA rules, covenants, and restrictions throughout the tenancy. 4. Smart Home / Building Systems The property includes a Nest thermostat, Ring security cameras, impact-rated windows and doors, and an antimicrobial UV system on the A/C. Tenant shall not remove, disable, reconfigure, or tamper with these systems. Exterior Ring cameras record common exterior areas only. Tenant shall report malfunctions promptly and is liable for repair or replacement costs arising from Tenant damage or unauthorized alteration. 5. Pets Tenant is permitted to keep up to 2 dogs subject to a refundable pet deposit of $250 per dog. No weight or breed restrictions. Tenant is responsible for any pet-related damage beyond normal wear, including to the yard, pool area, and flooring. 6. Late Fee Rent is due on the 1st of each month.
