One of very few true deep water locations in the seacoast. Build your home in the Long Reach area of Eliot on the Piscataqua. The river here is deep with abutting docks having 9 to 10 feet of water at low tide. This is also the broadest area of the river and it is where most of the larger ships are turned around to head back to sea. Build your home and enjoy watching the ships and fishing boats as well as the tugs racing up river. Lots of activity to watch and on the weekends it is not uncommon to see 100 boats an hour motor by. Limited building envelope so you will not be building a huge home here. There is public sewer but no public water so you will need to drill a private well. Please be respectful of neighbors doing drive bys as the lot is at the end of a 5mph private road.
