Tenant responsible utilities. Monthly pest control and lawn service included. Application Guidelines Every adult (Adults are all persons who will permanently reside on the property who are 19 years of age or older) is required to apply. An additional fee may be required if an adult is unable to be screened through Zillow. In addition to the credit/background check, a completed application form is required. Applications with completed credit/background checks are processed in the order received and will be declined if any information provided by the prospective tenant(s) during the application process is found to be false or misleading. A lease agreement is extended at the sole discretion of the owner(s) once the application process is completed. We do not discriminate based on race, color, national origin, religion, sex, age, sexual orientation, or disability. The Gross Monthly household income must be at least 3.5 times the monthly rental amount. All debt will be considered in the income qualifications. Security deposit is equal to one month's rent, and is due with the first month's rent upon signing of the lease agreement. The security deposit is not the last month's rent. Our homes allow pets with an additional security deposit required for each pet. Pet security deposits are refundable at the termination of the lease agreement when there is no damage to the home from any source, including but not limited to the pet(s.) Due to insurance restrictions and liability on our homes, we are unable to rent to the following breeds of dog unless tenant carries and maintains an additional insurance policy naming owners as the co-insured: Akita, American Bulldogs, Beaucerons, Caucasian Mountain Dogs, Chows, Doberman Pinschers, German Shepherds, Great Danes, Pit Bulls, Rottweilers, Staffordshire Terriers, Wolf Hybrids or any mix thereof, or any dog with a history of biting. We do not currently participate in government assistance programs. Standard one year lease agreement with option to renew or go month to month. Short term leases considered on a case by case basis. Lessee(s) responsible for utilities.
