The house has a basic water filter that will be maintained by the owner. An additional water filter for tenant use can be found under the sink and, if used, will be maintained by the tenant. If the tenant does not wish to maintain and replace the filter, we can have it removed. Comcast is available at the home with speeds up to 2Gbps! The tenant is responsible for their Comcast contract at the home. The driveway allows for 2-4 cars to be parked comfortably during daily use. Pets are on a case-by-case basis. The owner takes no responsibility for damage from animals in the home or injury caused by animals in the home. Subletting must be approved by the owner. Roommates must be approved by the owner and pass background and credit checks. Trash and Recycling can be brought to the end of the driveway for pick-up early Wednesday mornings. Basic landscaping services will be provided. We can discuss this if the tenant prefers to handle the landscape maintenance. The Yard is about an acre. The previous owner laid the yard with wire for an invisible fence for pets. We can tell you who to call to sign up for this if you wish to use it. Early termination of the lease will not be permitted without penalty on the tenant paid to the owner. The penalty can be negotiated should this situation arise, but may be as high as the remaining rent on the lease. (Outside of the legalese, we are reasonable and will work with you to figure things out, but we have to include this passage to dissuade folks from abusing the system.) In the home, there are currently two pull-out couches in great condition, two large TVs, a TV cabinet, and a Comcast-approved modem and router, all left by the previous tenant. The new tenant is welcome to use these items or request that they be removed from the home prior to move-in. These would remain the property of the owner of the home either way.
