Tenant shall not sublease nor assign the premises without the written consent of the Landlord (but this consent shall not be withheld unreasonably). B. The Landlord may not enter the premises without having given Tenant at least 24 hours notice, except in case of emergency. Landlord may enter to inspect repair or show the premises to prospective buyers or tenants if notice is given. C. Tenant agrees to occupy the premises and take and shall keep the same condition, and shall not make any alterations there on without the written consent of the Landlord. D. Landlord agrees to regularly maintain the building and grounds in a clean, orderly, and neat manner. Landlord further agrees not to maintain a public nuisance and not to conduct business or commercial activities on the premises. E. Tenant agrees not to use the premises in such a manner as to disturb the peace and quiet of other tenants in the building. Tenant further agrees not to maintain a public nuisance and not to conduct business or commercial activities on premises. Tenant agrees to avoid excessive noise and disturbances, including loud music or gatherings, particularly between 10 p.m. and 7 a.m. Violations of this clause may result in warnings or lease termination. F. Tenant shall, upon termination of Agreement, vacate and return the dwelling in the same condition that it was received, less reasonable wear and tear, and other damages beyond the Tenant's control. G. Any alterations to this agreement shall be in writing and signed by all parties. ADDITIONAL TERMS A. LAWN CARE. Tenant shall also be responsible for maintaining the lawn, including regular mowing, watering, leaf removal, and general upkeep. Tenant agrees to keep the lawn in a neat and tidy condition and may not allow the lawn to become overgrown or untidy. If the Tenant fails to maintain lawn care as outlined, Landlord reserves the right to hire professionals to perform the necessary services, and Tenant shall be responsible for reimbursing Landlord for any costs incurred. B. SNOW & ICE REMOVAL. Tenant shall be responsible for the removal of snow and ice from all walkways, driveways, and entrances to ensure safe passage. Tenant agrees to keep these areas clear of snow and ice within 24 hours after any snowfall or accumulation. If the Tenant fails to maintain snow/ice removal as outlined, Landlord reserves the right to hire professionals to perform the necessary services, and Tenant shall be responsible for reimbursing Landlord for any costs incurred. C. SMOKING. No smoking is allowed inside the Premises. D. WALL DAMAGE AND HANGING ITEMS. Tenant may hang pictures, artwork, and other decorative items using small nails or hooks. However, Tenant shall not create an unreasonable number of holes or cause significant damage to the walls. Any excessive holes, large wall anchors, or other substantial alterations must receive prior written approval from Landlord. Tenant shall be responsible for the cost of repairs required to restore walls to their original condition beyond ordinary wear and tear. E. RENTER'S INSURANCE. While Landlord does not require Tenant to carry renters' insurance, Tenant is strongly encouraged to obtain such insurance to protect their personal property and liability in the event of unforeseen circumstances, such as fire, theft, or water damage. Landlord's insurance policy does not cover the Tenant's personal belongings, and the Landlord is not responsible for any loss, damage, or injury to Tenant's property or person. Renters' insurance can provide valuable coverage for personal property, liability, and additional living expenses in case of emergencies. Tenant is advised to consult with an insurance provider to determine the appropriate coverage for their needs. The Landlord may request proof of renters' insurance from Tenant if such coverage is obtained. F. KEYS. Return of Keys: Upon the termination of the lease, Tenant shall return all keys, access cards, and any other items provided by the Landlord to the premises. Failure to return all keys will result in a charge for rekeying the locks. Lost or Stolen Keys: Tenant must immediately notify the Landlord if any key is lost, stolen, or not returned. In such cases, Tenant will be responsible for the cost of rekeying the locks or replacing the access device(s). Unauthorized Duplication: Tenant may not make copies of any keys or access cards without prior written consent from the Landlord. Unauthorized duplication will be considered a violation of the lease agreement and may result in penalties or termination of the lease. Replacement Fees: In the event that keys are lost, stolen, or not returned, the Tenant agrees to pay a replacement fee of $10 for each key. This fee covers the cost of rekeying and key replacement.
