Description - This property was part of the 4,000-acre Richard/Snoozey Ranch, a dry farm and livestock grazing operation. It is level to undulating rangeland with a creek running through it. The soil is primarily class VI-VII clay soil that produces native western wheatgrass and a variety of prairie grasses that can be used to create a dry farm, livestock grazing operation or wildlife forage. The soil is high in bentonite, which is high in minerals and good for animals, although it also creates a clay that can be difficult to drive on after a heavy rain. Ranch animals currently in the area include horses, cows and sheep. It is zoned for general, agricultural purposes and can be used to create a working cattle ranch or hunting area. Zoning also includes an associated, rural residence, one per 40 acres, although, a seasonal hunting or ranch cabin may be more appropriate. Hunting and Fishing - Wildlife in the area includes white-tail deer, mule deer, antelope, foxes, badgers, prairie dogs, grouse, pheasants, eagles and turkey vultures and fishing is only two miles to the west at Newell Lake. Local attractions - include Sturgis, Deadwood, Mount Rushmore, Crazy Horse and Black Hills National Forest. Utilities - There are no utilities servicing this property. The new owner has the right to drill a well for domestic water, although finding water is not guaranteed and wells have been known to be 1,000 feet or deeper. Cisterns have been utilized in the past or water can be carried in. Sewage is by septic system, but none have been installed. Right of Previous Owner - The previous rancher retained agricultural rights in perpetuity, but fencing-off the property by a new owner will terminate those rights. They can also hunt on the property, on a non-commercial basis, but written notice from the new owner can terminate that as well. Directions - To get to the property from Newell, go east on 212. Take the first left onto Twilight Road and drive north 7 miles until you come to a gate on the left. The property is approximately 1 ¾ miles in from the gate. (To drive onto the property will require permission from the current owner since it is not on a section line, although there may be a gate near the north section line?) When you come to an old fence, which is on the property, you will be near the center of the east side of the property. Access - Twilight Road is a gravel road that is in very good condition and is county maintained. South Dakota statutes provide for public access along all section lines. Therefore, access to the property is granted along these lines. A physical road does not exist at this time, although the new owner has the right to blade a road along the section line.
