    Below please find an innovative structure I am now offering to make my property more "buyer friendly". The structure eliminates 3 major obstacles: 1. Accommodates buyers who need to sell their other property before they can buy your listing. 2. Avoid institutional financing during these “credit crunch” times. 3. Effectively eliminate onerous property taxes. Would you be interested in purchasing my $1,150,000 home for 12% down and $1896 a month? I am offering to sell my custom home & property in Ashland, OR under the following terms and conditions. If you are a qualified buyer with a 12% down payment - and you also own at least one other piece of real estate (home, lot or commercial), these terms may be of interest to you: 1. I will consider selling you my home & property on contract. 2. You would receive 100% occupancy rights to the home and property. 3. I would provide Owner Financing of $650,000, at 3.50%, or $1896 per month. 4. Cash required from you: $138,000, or 12% of purchase price. 5. I would hold a note (either a first or second trust deed) on your other property, in an amount equal to my remaining equity, or $362,000. You can pay off this note when you either sell or refinance your other property. 6. My remaining interest in the Ashland property would be conveyed to you when the $362,000 note is paid off through your sale or refinance of your other property. 7. You would receive 100% of the income from the sale of horse hay on the property, which netted approximately $10,000 last year. The advantages of this structure to you, as a buyer, are as follows: 1. You are given the opportunity to purchase a home at todays lower prices. (This was a $1.4 million property 2 years ago). 2. You essentially receive ownership rights of a home and property in Ashland for a fraction of what it would normally cost. Your monthly outgo could be as little as $1896 per month, since the hay sales have historically covered the property taxes, insurance, water and haying costs. 3.
