Our best pricing on electric comes from looking at powertochoose online and using the zip code 76103 and the household uses about 2000kw or so with a family of 3 or more during the summer months if this helps with pricing and the bills run around $120 to $200/month for electric. Our bills usually run fairly inexpensive due to the house uses gas for much of the heating/cooling and the water heater as well. Gas is through Atmos Energy and Water is through Fort Worth Water department and runs around $40/month. Backyard mowing will be the responsibility of the tenant. Pest control will come out 4 times per year to spray and every other month to place bait at fence for rat control around the perimeter (should not need in the house). The house is already set up on ADT Alarm systems with core investment made by landlord and yet any new monitoring or additional service would be paid for by tenant. Any ring or other wireless security system is to be paid for by the tenant if they so desire and no authorization is necessary for those non hard wired systems to be placed by the tenant.
