    OWNER WILL CARRY!!! Are you unable to purchase a home due to past credit issues? Or maybe you haven't had your job for the required two years? Or perhaps you're finding it almost impossible to come up with the required 20% downpayment? We've been in your situation so we understand the issues people face when trying to buy a home. Up for sale is our very nice 4 bed 2 bath home sitting on a little over 1/2 acre in the McLaws Rd area of Holbrook. We are willing to carry the contract which makes us the lender. There will be no credit check, no extensive employment verification (we will need to see that you have an income but if you've had it for less than 2 years we don't care.) We won't ask to see income tax forms. There will be no lengthy application. And best of all, there will be no 20% downpayment (we will require a downpayment to protect our investment but we are willing to negotiate how much...we want you to be able to buy food etc...when it's all said and done :-) All required paperwork will be done through a title company to protect us both which means that there will be an escrow period. All payments will be made to the title company and the title company will disburse the payments to us. They keep accurate and legal records for your protection. Now, about the house...the home features one year new faux wood laminate flooring in living room, dining room & kitchen. All kitchen appliances will stay with the home including side by side fridge, gas range with sealed burners and electronic ignition (no pilot lights), and a dishwasher. Forced air central gas heat and A/C. Rosette corner blocks in all doorways. Wainscoting and chair rail in dining room. Large pantry. Ceiling fans in three bedrooms. Large master bedroom with nice size walk-in closet. Huge master bath with garden tub and separate shower. Tape & texture throughout. Fully fenced front yard. You will not find a nicer house in this price range in the area. Of course, this property does have a few flaws...the only major flaw is that a few years ago FEMA came to Holbrook and de-certified the levy. This has placed our home in a supposed floodplain. Those of us who have lived here for a while know that there is no chance of the river flooding but FEMA has decided that this is a possibility. Flood insurance can be purchased through FEMA but we never bothered. The City of Holbrook is working on getting the levy re-certified. The small but completely fixable flaws are as follows...the huge yard looks terrible. There is a cute sandstone sidewalk in front but that's the only thing cute about the yard. I don't have a green thumb and the whole thing just overwhelms me so I try to pretend it's not there. The bedrooms and the hallway are all in need of new carpet. The old evaporative cooler on the roof needs to be taken down. This house is not a fixer-upper but it's not brand new so it does need a few things. If you want to buy a home but the process is too overwhelming or if the banks just don't like your credit/job history/income/lack of downpayment, this just might be the house for you!
