    What's special

***UNDER CONTRACT WITH DUE DILIGENCE PERIOD ENDING 3/30/22*** ***STILL INTERESTED? TEXT OWNER NOW FOR STATUS UPDATES*** 50 ACRES (+/-) AND A CABIN: Buyer's agents welcome. For drone video footage of the three tracts available for purchase, please look under Facts and Features (Other Interior Features/Virtual Tour) for a YouTube link. Tract 1 (Below the Ridge) = $20,000/acre x 20 (+/-) acres = $400,000 Tract 2 (East Ridge Top) = $20,000/acre x 10.53 acres = $210,600 Tract 3 (West Ridge Top w/ Cabin) = $25,000/acre x 20 (+/-) acres = $500,000 With sufficient down-payment, we are able to offer owner-financing on one or more tracts. Please note: We will sell Tract 3 (with the cabin) only after Tracts 1 and 2 have been sold. If the tracts are sold to more than one buyer, a right-of-way agreement will govern driveway maintenance. If the Virtual tour link does not work, please copy and paste to your browser. https://youtu.be/XfwOXJAwvN4 Location: About 18 miles northwest of Asheville and less than 10 minutes to Ingles Supermarket in Marshall. Less than ten minutes to Blue Heron Whitewater and the Nantahala Outdoor Center for rafting on the French Broad River. About a 15 minute drive to the Appalachian Trail where it runs through the town of Hot Springs. Underground Power: French Broad Electric installed power underground to Tract 3 (West Ridge Top w/ cabin) in 2005. In anticipation of future development, FBE also installed two transformers so underground power may easily be run to Tracts 1 and 2. Driveway Construction: A 1.2 mile driveway was constructed by Charles and Michael Sawyer in 2005. Undoubtedly among the very best road builders in the Western North Carolina mountains, the quality of the Sawyer’s work on this road is not often seen in a residential mountain driveway. Cabin Well: A 750’ drilled well produces cold, great-tasting mountain water and plenty of it to fill our 13,500-gallon swimming pool. Cabin Septic System: A septic system sized and approved for a three bedroom home was installed in 2005. Tract 1 (Below the Ridge) and Tract 2 (East Ridge Top) have perc tests approved by the Madison County Health Department for residential septic systems. Security Fence: A 10’ tall high-tensile wire fence surrounds the cabin and about 2 acres. Powered by a 7,000 volt charger, the fence keeps animals from bothering our swimming pool, fruit trees, shrubs and flowers. Cabin construction: Madison County white oak “board and batten” exterior that develops an attractive gray and black patina with age. 100 year-old chestnut milled into tongue and groove panelling from our neighbor’s dismantled tobacco barn at the bottom of the mountain was used throughout the interior of the cabin. Ceilings are WNC buckeye bordered in native cherry. Floors are polished concrete. Nine 9’ long shutters open on all sides of the cabin giving it the feel of a treehouse and providing cool summertime breezes. Over 2,000 tobacco sticks used in the production of tobacco in fields at the bottom of the mountain have been integrated into the cabin, garden shed doors and fence paneling. In the cabin, tobacco sticks create vertical interest behind the nine shutters and form horizontal paneling behind each of the three Murphy beds. A Rinnai tankless water heater operates on propane to provide lots of hot water for long showers. Lots of closed cell foam insulation in walls and ceiling allow our Schrader Fireplace wood stove to heat the cabin nicely in winter. Garden sheds: The exterior of the two garden sheds are “live edge” or “Carolina pine lap” milled from Madison County white pine.
