Renter's Responsibilities: The renter shall be responsible for all electricity , internet, water usage, gas charges incurred during the term of the lease. Maintenance and Condition of the Unit Appliances: The owner warrants that all small appliances provided with the unit (e.g., microwave, coffee maker, etc.) are in good working order at the time of move-in. The owner will be responsible for the repair or replacement of any small appliance that fails within the first two (2) weeks of the lease commencement . After this two-week period, the renter assumes full responsibility for the repair or replacement of any small appliances with at least the same quality or better . Furniture: The renter is responsible for any damage to or breakage of the furniture provided in the unit and agrees to replace it with an item of equal quality and value, or to pay for its repair. End of Lease Condition: The renter agrees to maintain the premises, including all appliances and furnishings, in a clean, safe, and undamaged condition and to surrender the unit at the termination of the lease in the same condition as it was received, with the exception of reasonable wear and tear.
