There is an annual non-refundable pet fee of $500.00 due at signing if applicable. Regarding pets: No more than 2 dogs, not to exceed 30lbs in weight. Absolutely NO cats. Again the non-refundable pet deposit is annually at $500.00. Tenant is financially responsible for all utilities.(water, garbage, electricity) Absolutely no smoking. No illegal narcotics or felonious activities will be tolerated. This property is new from top to bottom! The entire inside and outside has been renovated and modernized. The owner will provide pest service quarterly. Owner will provide and change out A/C filter every month and water filter in the refrigerator every 6 months. Lawn must be kept up and maintained by tenant. Owner can maintain lawn for an additional fee of $50.00 every two weeks. No parking in front yard. No ATV's that will tear up grass No Vehicles that do not run No new construction without owner approval. No section 8.
