Term: The term of this Lease shall be for 1-year, unless renewed or terminated earlier in accordance with the terms of this Lease. Mailed checks must arrive prior to or on the due date. Security Deposit: Upon execution of this Lease, Tenant shall deposit with Landlord the sum of $3,450 (one month's rent) as security for the performance of Tenant's obligations under this Lease. The security deposit will be returned to the Tenant within 45 days after the termination of the Lease, less any amount deducted for damages to the Premises, unpaid rent, or other charges. Utilities: The Tenant shall be responsible for payment of all utilities and services for the Premises, including but not limited to electricity, gas, water, trash collection, and cable/internet. Use of Premises: The Premises shall be used solely as a private residence for the Tenant and Tenant's immediate family. Tenant shall not use the Premises for any illegal purposes or in any manner that would cause a nuisance to neighbors. Maintenance and Repairs: Tenant agrees to keep the Premises in a clean, safe, and habitable condition and to promptly notify Landlord of any conditions that require repair. Landlord shall be responsible for making necessary repairs to the structure and major systems of the Premises. Tenant shall be responsible for minor repairs and maintenance. Alterations: Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. Entry by Landlord: Landlord or Landlord's agents may enter the Premises at reasonable times for the purpose of inspecting the property, making repairs, or showing the property to prospective tenants or buyers, with at least 24 hours notice to the Tenant, except in cases of emergency. Pets: One dog, up to 35 lbs is permitted. No cats allowed. All other pets or additional pets will be reviewed on a case-by-case basis and requires prior written consent of the Landlord. Subletting: Tenant shall not assign, sublet, or transfer any interest in this Lease without the prior written consent of the Landlord. Termination: Termination of lease will require a 90-day notice during active lease term. Upon completion of the 1-year lease, Tenant will assume a month-to-month status unless lease is renewed. Upon termination of this Lease, Tenant shall vacate the Premises, remove all personal property, and leave the Premises in as good condition as when received, except for normal wear and tear. If Tenant has not fully vacated the premises at the termination of this lease, Tenant will be required to cover the following month's rent. Governing Law: This Lease shall be governed by and construed in accordance with the laws of the State of Maryland. Entire Agreement: This Lease constitutes the entire agreement between the parties and may not be amended or modified except in writing and signed by both parties.
