In the event usage rises above this capped amount, the lessee will be responsible for the outstanding amount, payable to the lessor within 30-days. Lessee will keep the yard and house maintained to its current condition. Garbage receptacles must be stored in the garage and only on the curb for pick up day, not more than 24 hours. Access and use of the attached double-garage is included with rental. Access and use of the attached single-garage is not included with rental. Lessor retains right to use and access the single attached garage at his convenience. Owner reserves the right to inspect the working condition of the premises upon advance notice of 48 hours to the tenant. Notice can be made by phone call, text, email or letter.
