Owner pays for trash and recycling. Renter responsible for gas, electric, water, and yard maintenance. No smoking or illegal drug use allowed. Up to two small pets permitted with a non-refundable $200 pet fee up front and additional pet rent of $60 per month per pet charged. No animals weighing over 25 lbs will be allowed. In accordance with the Fair Housing Act and Virginia law, assistance and service animals are not considered pets and are exempt from all pet-related rent, fees, deposits, breed restrictions, and weight limits. A criminal background check will be conducted for all occupants over 18. Applicants may be disqualified for convictions within the last seven years involving violent crimes, significant property damage, or the illegal manufacture/distribution of controlled substances. Arrests without convictions will not be considered. Applicants have the right to provide evidence of rehabilitation or mitigating factors for consideration during an individualized assessment. Applications will be accepted for a 14-day window, after which the most qualified applicant will be selected using an objective, weighted financial scoring system. To be eligible for ranking, all applicants must meet a minimum FICO credit score of 700 (using the TransUnion report provided by Zillow) and have a verified household gross income of at least 3x the monthly rent. Eligible applicants will be awarded up to 100 points: 50 points based on their FICO score and 50 points based on their income-to-rent ratio (calculated as monthly gross income divided by monthly rent, capped at a 5x ratio). In the event of a numerical tie, the lease will be awarded to the applicant with the earliest confirmed move-in date. If a tie still persists, the lease will be offered to the first applicant to have submitted a completed application during the 14-day window.
