**please read this entire section below. If you are seriously interested, please call me, as this is the best way to reach me. If you message me asking for a tour without us speaking on the phone first, I will ignore your message. I get at least 10 requests for tours per day. It is not an efficient use of my time to give tours to people who I haven't spoken to and who may not line up with the move in date/rent to income ratio/pet policy/lease term/etc. It's important to me to go through a few things over the phone before taking time out of my work day to arrange a tour. I much prefer personal connections and short phone calls (5-10min) over back and forth messaging.
**This property is vacant, clean, and available to move in right now, however I am happy to sign a lease down the road starting March 1rst through 15th. I am fine with leaving it vacant for a bit before the lease begins.
FENCE: I have contacted a fence company and am getting a fence installed hopefully by the end of February. I also own 18 Cub Road next door - the fence will be the same design I installed at that property.
This is a fairly new community on Cub Road built in 2024-25. It is a very quiet and cute street. I am the second owner - the property is 1.5 years old. 3 bedroom, 2.5 bath home (2 full upstairs, one half downstairs). Lots of light, great floor plan, back yard, small creek below pas the fence - FYI did not flood during Helene, it is a very small creek down the hill), deck, cute community, close to everything, quiet street. There is a 4x8 ft shed on the side of the home to store bikes, lawn equipment, gear, etc. There is space for two cars in the driveway. 1 yr lease minimum, 2 year highly preferred.
All appliances stay at the home, including washer and dryer - blinds as well. You pay electricity, heat, sewer and water consumption (I pay the fixed charges, you pay for what you use), internet. I pay for trash/recycling. First month's rent plus security deposit of 1200$ upfront (I will accept the security deposit as an installment payment over 6 months for those in financial need). No last month's rent required upfront.
I take great pride in being a good landlord, and I will provide you with references from 5 current or former tenants of mine. *I also own 20 Cub Road right next door, which is also for rent. 20 Cub Road is available right now. 18 Cub Road is available March 1. My tenants in 18 Cub Road move out by March 1 - I will just need to clean and touch up paint.
Looking for someone who will treat this home as their own and will effectively communicate with me regarding repairs and concerns. I live in CO, therefore I will depend on you to be my eyes and ears (sending pics of maintenance items, communicating with contractors when they arrive, communicating back to me, etc).
