The home is check-in ready with all utilities (water, electric, gas, Wifi) included and located in a great neighborhood with sidewalks and close to all amenities! The property has air conditioning, new laminate flooring throughout, a private backyard and plenty of driveway parking. Security cameras on every exterior entryway for safety, not to be tampered with by tenant. Month to month rental. Must do background and credit check and provide landlord references and valid ID of all tenants prior to moving in to the property. If any repairs or maintenance are needed, please notify the Landlord promptly so that the matter can be attended to. Maximum occupants five persons. Utilities (WiFi, water, gas, electric) are included however if usage is more than typical costs the excess cost may be billed to the occupant. Please conserve energy turn off lights and AC/Heater when not at the property. Please keep thermostat set at a moderate temperature between 68 and 75 degrees. Approvals for pets: Pet friendly home, $100 pet fee per pet - please pick up waste from pet. Damage: Where Tenants cause damage that is beyond normal wear and tear, it is expected Tenants inform Landlord of the damage as soon as possible and work with the Host to find a reasonable solution. Tenants are expected to pay reasonable requests for reimbursement if they're responsible for damage, missing items, or unexpected cleaning costs. Approved Tenants: Tenants should respect the approved number of tenants and should ask their Landlord if they're unsure about the rules for visitors. Disruptive gatherings are always prohibited. No Smoking: Tenants should not smoke inside home unless they are allowed to do so by the Host. This includes the use of tobacco, cannabis, e-cigarettes, etc. Cleanliness: Tenants should not leave the home in a state that requires excessive or deep cleaning (moldy dishes, soiled carpets, stains from pets, etc.). Litter: Tenants should put their trash in designated trash receptacles and be mindful of excessive amounts of trash. Place food scraps in trash to avoid clogging the food disposal. No Fireplaces: Please do not use the fireplaces. Flameless property, no candles except battery operated Noise: Tenants should respect designated quiet hours (10 PM-7 AM) and should not disturb the surrounding community with a disruptive level of noise (loud music, shouting, slamming doors, etc.). Parking/Lawn -Park in the driveway and in front of home on the street. Do not block neighbors' driveways. -Parking is available on the driveway for three vehicles. No EV Charging at the home. Security -Security cameras on every exterior entryway for safety, not to be tampered with by tenant. Ring alarms at every entrance of the house for safety. Please let me know if you'd like to be added as a shared user to have access to Ring app. Batteries will need to be recharged every month or so. Orange charging cords are in the side supply closet and charge with USB. -Please lock door when away from property. Upon move out, please empty trash can, turn off all lights and appliances, turn off heating/AC, close blinds and windows and lock doors. It is understood upon leasing this property you have read and agreed to all of the house rules.
