Smoking: No smoking or vaping is allowed inside the home, garage, or enclosed areas. Pets: Up to three pets total are allowed. Only pets listed and approved in the lease are permitted unless written approval is obtained from the owner. A non-refundable pet deposit of $300 per pet is required. The deposit for the first pet is due at lease signing. Deposits for the second and third pets may be paid in the two subsequent months or as arranged with the owner. Pet Rent: Cats: $30 per month per pet. Dogs 40 lbs or less: $50 per month per pet. Dogs 41 lbs or more: $80 per month per pet Pet Responsibility: Tenants are responsible for cleaning up after pets, repairing any pet-related damage, and complying with local animal ordinances. Parking: One-car garage plus two additional parking spaces included. Maintenance: Tenants must keep the property clean and report any maintenance issues promptly. Tenants are responsible for lawn care and snow removal. Alterations: No painting, structural changes, or installation of fixtures (including satellite dishes) without owner's written approval. Renter's Insurance: Renter's insurance is not required but highly recommended. Tenants are encouraged to carry a policy that covers personal belongings and liability, as the property owner's insurance does not cover tenant property or tenant-caused damage. Occupancy: Only the individuals listed on the lease agreement may occupy the home. Late Payment: Rent is due on the 1st of each month. A late fee of $50 will be charged if payment is not received by the 5th day of the month. Entry and Inspection: The owner may enter the property with at least 12 hours' notice for repairs, maintenance, or inspections. Routine property inspections will be conducted every six months to ensure the home is properly maintained. In emergencies, the owner may enter without notice as allowed by law. Lease Term: The lease term is one year, beginning on the agreed move-in date and ending one year later, unless renewed or terminated in writing by either party. Move-In Funds: First month's rent and security deposit are due at signing. If applicable, a non-refundable pet fee will also be due at move-in, based on the number and type of approved pets.
