Lease Term Options Tenant may choose one of the following fixed lease terms: 6-month lease 9-month lease 12-month lease The lease term begins on an agreed-upon start date and ends on the corresponding end date. Early termination terms are outlined below. 2. Rent Monthly Rent: $4,500 Rent is due on the 1st of each month. Rent paid more than 5 days late may incur a $100 late fee, plus $10/day thereafter (optional adjust if desired). 3. Security Deposit A $4,500 security deposit is required at lease signing. Deposit is refundable within 30 days after move-out, minus deductions for damages, unpaid rent, or excessive cleaning. 4. Included Utilities The following utilities are included in the rent: Electricity Water Heating & cooling High-speed Wi-Fi Trash removal Tenant is not responsible for utility setup or monthly payments unless excessive use is documented. 5. Furnishings The property is fully furnished, including: Beds in all bedrooms Living room furniture and TV Kitchen appliances (including new appliances) Cookware, dishes, utensils Linens and towels Washer & dryer (in-unit) Tenant agrees to maintain and return all furnishings in good condition. 6. Parking & Dock Access Parking available for up to 5 vehicles. Tenant may bring and dock a personal boat at the on-site 20-ft private dock at their own risk. Canoes and kayaks on the property may be used with landlord permission. 7. Outdoor Amenities Included for tenant use: Propane grill Pellet smoker Canoes and kayaks Lakefront yard space Tenant assumes responsibility for safe use of all outdoor equipment. 8. Occupancy Limit Maximum occupancy is 6 persons, unless otherwise agreed in writing by the landlord. 9. Pets & Smoking Policy No pets allowed. No smoking or vaping inside the house or within 15 feet of entrances, windows, or the dock area. 10. Maintenance & Repairs Landlord is responsible for repairs due to normal wear and tear. Tenant must promptly report leaks, damage, or safety issues. Tenant is responsible for damage caused by negligence or misuse. 11. Landscaping & Snow Removal Landlord handles lawn care. Snow removal responsibility can be: Landlord-provided, or Tenant responsibility (tell me which option you want and I'll finalize the clause). 12. Cleaning Home will be professionally cleaned prior to move-in. Tenant agrees to maintain reasonable cleanliness throughout the lease. A standard cleaning fee may apply at move-out (optional tell me if you'd like to include one). 13. Landlord Entry Landlord may enter the premises with reasonable notice (typically 24 hours) for: Repairs Inspections Showing the property to prospective tenants or buyers Immediate entry is permitted during emergencies. 14. Early Termination Tenant may not break a fixed-term lease without: Paying rent through the end of the term or Paying until a replacement tenant is found plus reasonable turnover costs (cleaning, marketing, etc.) 15. Insurance Tenant is strongly encouraged to carry renter's insurance, ideally with liability coverage for lake/dock use. 16.
