This Residential Lease Agreement ("Lease") is entered into this ___ day of __________, 2025, by and between:

1. Lease Term
This Lease shall begin on ____ / ____ / 20____ and end on ____ / ____ / 20____, unless terminated earlier in accordance with this Lease.
2. Rent
Tenant agrees to pay Landlord Two Thousand Eight Hundred Dollars ($2,800) per month as rent, payable in advance on the 1st day of each month.
Rent covers the period from the 1st through the last day of the month.
Rent is to be paid to the Landlord or the Landlord's representative at the address designated by the Landlord.
3. Late Fees
If rent is not received before 6:00 PM on the 4th day of the month, Tenant shall pay a late fee of $50.00 in addition to the rent due.
4. Security Deposit
Tenant shall pay a security deposit of $2,800 to be held by the Landlord as security for any damage caused by the Tenant.
The deposit will be returned in full within the time frame required by Minnesota law if there is no damage beyond normal wear and tear.
If damage exists, the cost of repairs will be deducted from the deposit.
5. Early Termination
If Tenant vacates before the end of the lease term or fails to pay rent on time, Tenant will forfeit the entire security deposit.
6. Holdover Tenancy
If Tenant remains in possession after the lease term expires:
Tenancy shall convert to month-to-month.
Landlord may terminate with 3 months' written notice.
Tenant may terminate with 3 months' written notice, starting from the date notice is received by the Landlord.
Landlord may advertise the rental immediately upon receiving Tenant's notice.
7. Full Month Rent Requirement
Rent for any month is due in full, even if Tenant occupies the Premises for only part of the month.
8. Occupancy Limits
The Premises may be occupied by no more than _____ persons, with no exceptions.
9. Subleasing
Tenant shall not assign this Lease or sublet the Premises, in whole or in part, without Landlord's written consent.
10. Condition of Premises
Tenant accepts the Premises in clean condition and shall return it in the same condition at the end of the Lease term.
Tenant is responsible for keeping sinks, plumbing, and fixtures clean and in working order.
Tenant must pay for any repairs needed due to their negligence or misuse.
11. Pets
No animals that could damage or harm the Premises are permitted.
12. Legal Costs
If Tenant violates this Lease and legal action is required, Tenant shall be responsible for Landlord's reasonable attorney's fees and court costs.
13. Maintenance Responsibilities
Tenant shall:
Remove snow from the property.
Mow the lawn at least once per week.
Notify Landlord promptly of any damage to the Premises.
14. Appliances
A washer and dryer in good working condition will be provided for Tenant's use.
Tenant is responsible for repair or replacement if damaged.
Appliances must be returned in good condition at the end of the Lease.
15. Alterations
Tenant may not paint, alter, or make changes to the Premises without Landlord's written permission.
16. Inspections
Landlord may enter the Premises, in accordance with Minnesota law, to inspect the condition, make repairs, or show the property to prospective renters or buyers.
17. Business Use
The Premises may not be used for business purposes such as selling food or providing child care.
18. Utilities
Landlord will pay $70 per month toward water usage for lawn care.
Tenant shall be responsible for all other utilities, including but not limited to electricity, gas, garbage, internet, and any other services.
Landlord may keep the garbage account in their name and add the garbage cost to the base rent for Tenant to reimburse on a monthly basis.
19. Governing Law
This Lease is governed by the laws of the State of Minnesota.
