After five (5) days late, a 15% fee will be added to the rent due and compound for each month it continues to be late. Monthly rent includes all basic utilities as listed in the amenities section. Access and usage to all common areas (Kitchen, living room, patio, etc...) permitted. Renter is permitted to paint walls after renter has presented to the owner, the paint color of choice and plan and owner has agreed. Renter is also expected to paint the walls back to a neutral color prior to end of lease and vacating the home. Cost incurred due to a failure to return room and or bathroom to original status will be deducted from the deposit. Any delta will be billed separately. Renter will be required to inform the owners of any intention to break the lease sixty days (60) days prior. Failure to do so will result in the renter paying for any days of the sixty (60) period remaining.
