    This lot and other FL lots for sale. 215 Fort Florida Rd in Debary FL is approximately 1/2 acre lot for sale for 80k. There is no HOA but you will feel like you are in one because just right across is a fancy HOA community. The area has grown so fast. The image in the google map satellite view could be 3 years old. Pls use the street view instead to see many new houses added in the past 2 years. When it comes to connection to utilities, it has access to public water, sewer, electricity, etc. You do not need a well because this area is well developed as evidenced by the presence of gated communities. In front is the Riviera Bella. On that side of the road are new houses by DR Horton, also same community as Riviera Bella. So you are connected in terms of utilities. This is a standard lot with all the info you need just on the county website. You really do not need to pay for survey. That is just an added expense at closing. But in case you are building right away, the builders would survey it because they need to mark exactly where your boundary line is relative to adjacent lots and the road to satisfy easement. When I bought this, I myself also did not pay for survey myself. I just trusted the county data that when they say that is the boundary of the lot with that legal description, then it really is! Note, those info like the lot description, dimensions, boundaries, square footage, etc. can be found in the Volusia County website ( https://vcpa.vcgov.org/#gsc.tab=0 ). I put some pics of those here. So if you trust government data on the boundary and lot square footage, then you should be fine with no survey. The adjacent lot cleared theirs and marked their boundaries, so if you drive there you would know where this lot ends. If you want to survey, then you are paying for it. Note that this is for sale by owner. Buying process in Florida is actually very easy. In fact by law you can buy and sell with no need for a realtor!!! This is a lot, not a home, so there is no need to get the key from someone. You can just drive to address yourself.
