This Lease is entered into on _____________, between Landlord and the following Tenant(s):
1. PROPERTY DESCRIPTION
The Premises consist of a single-family residence with three (3) bedrooms and one (1) bathroom, together with approximately one (1) acre of rural land located at 2186 Fortner Road, Dickson, TN 37055.
This Lease applies to both the dwelling and the land. Misuse, neglect, or damage to either constitutes a lease violation.
2. LEASE TERM
This is a fixed twelve (12) month lease.

No early termination is permitted except as provided in this Lease or Tennessee law.
3. RENT
Rent is $1,600.00 per month, due on or before the 1st day of each month.
Late Fee
If rent is not paid by the end of the 5th calendar day, Tenant shall owe a late fee of $100.00.
Late fees are considered additional rent.
4. SECURITY DEPOSIT
Tenant shall pay a security deposit of $1,200.00 prior to occupancy.
The deposit may be applied to:
Unpaid rent or fees
Cleaning
Damage beyond normal wear and tear
Yard or land neglect
Pet damage
Handled in accordance with Tenn. Code Ann. 66-28-301.
5. USE & OCCUPANCY (STRICT)
Residential use only
No subleasing, Airbnb, or short-term rentals
No business activity
Occupancy limited to approved Tenant(s) only
Guests may not remain more than 10 consecutive days or 20 days total per year without written approval.
6. RURAL LAND & YARD MAINTENANCE (STRICT)
Tenant is fully responsible for maintaining the entire acre, including mowing and debris removal.
Prohibited activities include but are not limited to:
Dumping or burying trash
Inoperable vehicles
Hunting, shooting, fireworks
ATVs or destructive vehicle use
Cutting trees
Building structures, fencing, sheds, or pens
Failure to maintain the land is a material breach.
7. MAINTENANCE & REPAIRS
Tenant must keep the Premises clean, sanitary, and undamaged.
Tenant shall promptly report maintenance issues.
No repairs, improvements, or modifications without written approval.
8. UTILITIES
Tenant is responsible for all utilities, including electric, water, septic, trash, gas (if applicable), and internet.
9. PET POLICY SEE PET ADDENDUM
Pets are allowed only with written approval and subject to the Pet Addendum.
10. RIGHT OF ENTRY
Landlord may enter with reasonable notice for inspections, repairs, emergencies, or showings as allowed by Tennessee law.
11. DEFAULT & TERMINATION
Default includes non-payment, lease violations, property damage, or illegal activity.
Landlord may terminate pursuant to Tennessee eviction law.
12. GOVERNING LAW
This Lease is governed by the laws of the State of Tennessee.
