This represents a reasonable estimate of the Landlord's administrative costs and damages. Late fees shall be assessed only once per month and only after the grace period has expired.
A security deposit of $2,550 is required prior to move in. First month's rent and security deposit are due at lease signing.

Home is a non-smoking home and no illegal drugs are permitted on the premises.
Pets allowed but damages by animals are paid for by the tenant.
Farm animals are also allowed at a $50 fee for each.
No subleasing without written landlord approval.
Tenant agrees to maintain the property in clean and good condition and comply with all lease rules and local laws. Repairs must be reported promptly and no unauthorized repairs. No ambiguity.
The property is 2 acres but 1.75 acres is what's usable for the tenants as will be shown.
No altercations without written permission.
Only named tenants may live on the property. No long term guests without written approval.
Landlord may enter with 24-hour notice (or immediately for emergencies).
Residential use only. No illegal activities or business use.
No RV parking
If Tenant vacates or abandons the premises before the expiration of the lease term, Tenant shall remain responsible for the payment of rent and utilities until the earlier of: (a) the lease expiration date, or (b) the date a replacement tenant begins paying rent. Tenant must provide written notice of intent to vacate.
Landlord agrees to make reasonable efforts to re-rent the premises in accordance with California law. Tenant may be responsible for reasonable costs associated with re-renting, including advertising and screening costs, to the extent permitted by law. No penalties shall be charged beyond actual damages incurred.
If one clause is invalid, the rest of the lease stands.
