For getting around, the Avon Road trolley stop is right nearby and 69th Street Terminal is about a 20-minute walk. From there you can catch a train straight into Center City. Grocery shopping is easy, since Fresh Grocer, GIANT, Dollar General, and a handful of Asian grocery stores are all close by. If you have kids, there's an elementary and middle school within walking distance and the high school is only three trolley stops away.
The lease is month-to-month, but we're hoping to find someone who wants to settle in and stay. If you're looking for something longer-term, that's open to discussion. Renters are responsible for gas, electric, and water, as well as any damages beyond normal wear and tear. For maintenance, the owner is easy to reach. To move in, you'll need first month's rent plus a security deposit, which is one month's rent if your credit is in good shape or two months if it's a little lower.
